Versatile impact through area development in Moldova

In the picturesque village of Cojusna, near the Moldovan capital Chisinau, Quadraat Global Area Development is working on an area development project that goes beyond just building homes. On a hilly terrain of over 6 hectares, with stunning views over a lake, we are developing a sustainable residential neighborhood with 95 homes. The project contributes to the region’s economic renewal, creates jobs, and has a strong social impact.

Moldova has one of the highest rates of labor migration in Europe. It is estimated that more than one million Moldovans work abroad, which accounts for a quarter of the population. They leave the country in search of work due to a lack of opportunities at home. This project creates employment in the construction sector and related services, giving more Moldovans the chance to build a stable future in their own country.

A unique aspect of this project is its social impact. Part of the proceeds is invested in transitional homes, which provide shelter for young people aging out of the foster care system with nowhere else to go. Moldova lacks these kinds of support services entirely, leaving many foster youth without prospects and forcing them onto the streets. With these transitional homes, we offer them a chance at a better life.

The construction of the homes is carried out by Uniqa Walls, a company dedicated to efficient, high-quality, and sustainable prefab construction methods. We are also working with Business EQ and Ecovillas as developer and partner. Together, we are making not just an economic impact but also a social one. Holiday homes, Hawassa Ethiopia

Imagine this: a crystal-clear lake, hippos bathing in the water, and a breathtaking landscape. This is Hawassa, a beautiful destination in Ethiopia. With the growing influx of tourists to Hawassa, the demand for accommodations is on the rise.

At Quadraat Global, we are committed to meeting this need. We develop a business plan for the sustainable development of a piece of land. Luxury and comfortable holiday homes will be built here, overlooking the lake. This gives guests the opportunity to enjoy the colors of the sunset every evening.

The project offers investors the opportunity to purchase a vacation home that can be used both for personal stays and as a rental property. This concept is a first of its kind in Ethiopia. We are conducting thorough research into the market, suitable locations, and optimal pricing strategies. Our approach focuses on preserving the natural environment and creating opportunities for the local community.

Church Building, Suriname

Together with a Dutch missionary organization, Quadraat Global immersed itself in the intricacies of area development in Suriname. The goal? To develop a church building that integrates with the needs and cultural preferences of the community. To achieve this, one of our colleagues visited Suriname to explore the local opportunities.

The challenge we encountered in Suriname lies within its complex jurisdictional landscape. With numerous layers of law governing development projects, obtaining the necessary permissions can be a daunting task. However, at Quadraat Global we do not shy away from a challenge. Drawing upon our cultural awareness and expertise in international area projects, we delivered a proposal for a church building that is not only low maintenance and sustainable but also aligns with the budgetary wishes of the project.

We are now managing the contracts, financing and implementation of the church development project. We love to contribute with our expertise to this cause, knowing that our efforts will have a meaningful impact on the local community.

Trideal, A-houses project, Ethiopia

The population in Africa is going to grow strongly in the coming years. Which means that more and more housing and living space will have to be created. Trideal wants to help and to give the poorest a fair chance at a home.

The company has developed a house in the shape of a triangle (A-house) which is completely self-sufficient. In this way, residents are less dependent on various environmental factors. These houses will be produced locally, which will create extra jobs. But also the houses will provide shelter and room for small scale agriculture by their future owners.

Trideal wants to test the concept in Ethiopia and has entered into a partnership with Addis Ababa University. Quadraat Global advises the management of Trideal house by sharing experiences and preparing a business plan to attract investors.

Project development housing, Pakistan

For a Pakistani and Dutch client, Quadraat Global is supervising an area development in one of the most beautiful parts of Pakistan. This involves the construction of approx 2.400 homes and all the necessary facilities. In 2022 the land acquisition will be completed and the NOC (Non objection certificate) will be applied for. This will clear the way for starting the construction of the homes.

Given the great housing shortage, the positive impact of this project is great, especially since a significant portion of the homes will be built in the affordable category. Two impact investors are involved from the Netherlands, who are participating in equal measure in this area development.

Realisation bridges, Guinea

Ballast Nedam International Projects BV received an order from the Ministry of Public Works of Guinea for the realization of 5 bridges in Conakry. Quadraat Global, together with Dijkstaal International, has been involved in the tender process and the project preparation from the beginning.

Part of this was the commitment of a subsidy of 30 million euros by RVO (Rijksdienst voor Ondernemend Nederland / Netherlands Enterprise Agency). The total contract sum is approximately 60 million euros. The realization time is approximately 2 years. This project contributes to the improvement of the infrastructure in the capital of Guinea and therefore directly provides an important added value for the community.
